Acquisition of the Property
If the lender has not yet taken possession of the property, we will assist the attorneys and financial institutions in all due diligence efforts necessary to complete the acquisition.

Governmental Relations
We will coordinate and obtain all governmental approvals required for the construction of the project, including zoning approvals or variances, development orders, development agreements, building permits, utility easements, final Certificates of Occupancy and local municipality service agreements.

Development of the Budgetary and Financial Process

Selection and Supervision of the General Contractor
Our extensive network of construction contractors and vendors enables us to select a qualified project general contractor, negotiate a construction contract, review and approve the payment applications and timelines, manage day to day construction, coordinate the value engineering process prior to execution of a construction contract, monitor and evaluate the delivery of a lien free Certificate of Occupancy.

Selection and Supervision of the Project Architect
G&S will select and supervise the Project Architect, and negotiate a contract to prepare preliminary and final plans and specifications to our client.
